SalentHub informs: CIN code mandatory for short-term rentals and tourist facilities

With the entry into force of Law 191/2023, the Ministry of Tourism introduced the National Identification Code (CIN) for short-term rentals and tourist accommodations. This code, assigned directly by the Ministry, must be displayed and included in every advertisement published, both online and offline.

What is the CIN code used for?

The CIN serves the purpose of combating underground activity, regulating and monitoring the accommodation industry in Italy. The code is issued upon electronic submission of an application by the landlord or property manager, which must include the property’s cadastral data.

The following are required to request the CIN:

  • owners of real estate units intended for tourist rentals;
  • landlords of residential properties intended for short-term rentals;
  • owners of hotel and non-hotel facilities as defined by regional regulations.

Obligation to display and publish the CIN

SalentHub informs that it is mandatory to upload your property to the National Database of Accommodation Facilities (BDSR) to obtain a CIN (Information Code) and legalize your business. The code must be:

  1. Displayed outside the building in which the real estate unit or structure is located, in compliance with any urban planning and landscape restrictions.
  2. Indicated in every advertisement, regardless of the platform on which it is published.

How to request the CIN?

The CIN request is made through the National Database of Accommodation Facilities (BDSR), managed by the Ministry of Tourism. To obtain it, you must:

  • access the official BDSR platform;
  • authenticate via SPID;
  • Fill out the request with the property details.

Once registered, owners will be able to:

  • view data on the structures linked to your tax code;
  • complete any missing information;
  • Request access using ministerial credentials if you do not have an Italian identity document.

CIS in Puglia: how to get it online

In Puglia, before applying for a CIN, you must obtain a Structure Identification Code (CIS), issued by the Regional Registry of Accommodation Facilities. Registration is online via SPID at www.dmspuglia.it.

Once the procedure is completed, the system will assign the CIS, which must be used to subsequently obtain the CIN through the National Database.

This procedure does not involve any cost for the applicant.
